
Law enforcement officers have reported suspicions to a man who, using forged documents, illegally registered and sold luxury real estate in Obolon. This is an apartment where prominent surgeon Oleksandr Shalimov lived.
The essence of the scam: how the scheme worked
The housing belonged to the municipal fund and was provided by the city to the academician personally. After the death of Shalimov and his wife, the ownership of the object was not re-registered in a timely manner, which the attacker took advantage of:

Fake history: The suspect fabricated documents according to which he allegedly invested in the construction of this apartment back in 2005.

Registration: In the summer of 2024, he registered the ownership rights for himself through a private notary, taking advantage of the lack of an official record of the owner in the registers.

Legalization: The day after registration, the fraudster sold the apartment. The new owner promptly resold it to a legal entity, trying to "cover his tracks."
Damages and seizure of property
The expert estimate of the apartment's value is over 4,8 million UAHSince the property was to become municipal property of the city, these actions caused losses to the Kyiv community. Currently, real estate judicial arrest was imposed.
Qualification of the crime and preventive measure
The suspect is accused of violating three articles of the Criminal Code of Ukraine:

Forgery of documents (Art. 358);

Fraud on a particularly large scale (Part 5, Article 190);

Legalization of property obtained through criminal means (Part 2, Article 209).
The court chose the most severe preventive measure for the detainee - custody.
Context: This case became another stage in the fight against "black realtors" in the capital, who specialize in identifying unregistered communal real estate or apartments of deceased Kyiv residents.
It's sad to see that even the names of such legendary Kyivans as Oleksandr Shalimov don't stop scammers.
