The pace of housing sales on the secondary market in Kyiv has changed significantly. While one-room apartments were previously the leaders in terms of transaction speed, as of July 2026, the lead has shifted to two-room homes.

In general, according to LUN data, the average time to sell an apartment in the capital is currently 41 day (in June it was 40 days), which is much faster than in January, when the buyer had to wait an average of 60 days.

Main market trends:

  • Falling dynamics of 1-room apartments: This is the only segment where the time to find a buyer has increased over the year (from 32 to 40 days). At the same time, the availability of such housing has increased slightly: now its median price is equivalent to 7,5 times the average annual salary of a Kyiv resident (last year — 7,6).

  • Rapid acceleration of 3-room apartments: The greatest progress has been recorded here. Back in January, three-room apartments were "hanging" on the market for an average of 73 days, and now a buyer is found in 42 days (the period has been reduced by 31 days).

  • Price geography: The most expensive leader traditionally remains the Pechersk district, while the cheapest options are concentrated in the Desnyansky and Svyatoshynsky districts of the city.
